Kyle Builds BNB's

The Whole Plan in 60 Seconds

The one-page version

What it is

An Airbnb info business built from scratch on Kyle's real proof — 8 properties he runs — and his existing audience.

Two offers

A $3k course (self-paced, in-house platform, bundled software) and a $10k done-with-you where Kyle helps source and set up a property.

Who it's for

30–50 professionals with capital who want to build a side income — without quitting the job.

The goal

$150k/month first — split 80% course / 20% high-ticket (~40 course buyers + ~3 done-with-you clients a month).

The funnel

Free tools & guides → apply → a qualifying form → a setter → a closer routes them into the $3k or the $10k, backed by a 90-Day Live guarantee.

Who does what

Kyle is the face: content, the course, the $10k delivery. I build and run everything else — backend, platform, funnel, tools, ads and the team.

Build order: Kyle records the course first, then I build the machine around it, then we launch, then we scale. The edge: a real operator, not a guru — a done-with-you almost nobody offers — in-house software as a moat.

The Four Things It Ladders Up To

What we're going after

You've got the two things almost nobody in this space has — a real audience and real results. This plan turns them into a business.

Turn your name into a business

Pivot your following from lifestyle toward property — keep the hook that built it, add the substance that sells. Plant the flag as a real operator, not another guru.

Two offers that actually sell

Build the $3k course and the $10k done-with-you from scratch — packaged, priced and structured to convert. Right now they don't exist; by the end of Phase 1 they do.

A machine that brings & closes leads

Funnel, capture, nurture and sales — built right the first time, so traffic turns into buyers instead of leaking away.

Built to scale

Systems, tracking and a sales process set up now — so growth doesn't depend on you doing everything, and hitting $150k/month doesn't break anything.

The Starting Line

Your unfair advantage

Most people building an info business start with nothing. You don't.

The assets

  • A real audience already — a warm lifestyle following that trusts you; it just needs pointing at property.
  • Real operator proof — 8 Airbnbs, actual numbers. The one thing 99% of gurus fake, you genuinely have.
  • You'll be the face — the single biggest unlock for an info business, and you're up for it.
  • A genuinely valuable $10k offer — you can actually source and set up a property, not just sell mindset.
  • A clear two-rung ladder already in your head — the course and the done-with-you.

The gaps this plan fills

  • No brand or positioning yet — the audience is built on lifestyle, not property.
  • The offers don't exist yet — no course, no defined $10k process.
  • No funnel, no lead capture, no email list, no sales process, no tracking.

None of that is a problem — it's the build. Every piece is in the plan.

A Plan, Not a Wish

The math — what $150k/month takes

The whole machine exists to feed two numbers. Here's what the first goal means in units.

$120k

Course revenue / month (the 80%)

$30k

High-ticket / month (the 20%)

~40

Course buyers / month at $3k each

~3

DWY clients / month at $10k each

The backend tracks the funnel that produces them — traffic → leads → buyers — so we always know which lever to pull.

Clean Division of Labour

Who does what

What stays with you

The things only you can do.

  • Be the face — your story, your voice, your properties, and you post it. The whole edge.
  • Build the $3k course — your knowledge, your teaching. I handle the hosting and tech.
  • Deliver the $10k — personally sourcing and setting up a client's property is what they pay for.
  • Final say — brand, offers, pricing, hires. Nothing ships you wouldn't put your name on.

What I take off your plate

Everything else — built and run.

  • The offers' tech — course platform & hosting, the $10k process, positioning, brand and the two AI "brains".
  • Traffic — the Content Hub, the Meta ads machine, YouTube + SEO.
  • Leads → buyers — the full funnel, email + SMS journeys, and the apply funnel that closes.
  • Backend & growth — the dashboard, all tracking, the results flywheel and the sales team.

Once We're Rolling

What your week looks like

After the course is recorded, your plate is deliberately almost empty — because your one job is eyeballs.

Most of your time

Making content. That's the engine; everything else depends on it.

Your $10k clients

Delivering the done-with-you — the work only you can do.

Sales calls

But only until the team's built to take them over.

Everything else

Me and the team you don't have to manage.

The Order I'd Build It In

From record to scale

First move is Kyle's: record the course. Then I build the machine, we launch, and we pour fuel in.

Phase 1

Kyle records the course

The foundation everything sells. Kyle builds and records the $3k course from how he runs his 8 — while we lock positioning and brand in parallel. Nothing here waits on me. Optional head start: hand-sell a few founding $10k clients for cash + first case studies.

1
Phase 2

I build the machine

The backend command centre, the two brains and proof library, the business plumbing, the in-house course platform & community + bundled tool, the full funnel, and the email/SMS journeys.

2
Phase 3

Launch & convert

Turn it on and make sales — the course as the engine (80%), the $10k alongside (20%). Launch to the audience into the apply funnel, with the guarantee and pre-handled objections. Lead + content tracking live in the backend.

3
Phase 4

Turn up the volume & scale

Funnel's converting — pour fuel in and take Kyle off the day-to-day. Meta ads + YouTube/SEO at scale, build & run the sales team, the results flywheel, retention & referrals, more offers and channels.

4

The Plan, Part by Part

The full build

Everything that goes into launching and scaling the business — nine parts, each plugging into the one before it.

01

Part One

Foundations

Build these first. Everything else plugs into them.

1.1

Lock the positioning & brand

Pivot from lifestyle to "the lifestyle, funded by property." Position Kyle as a real operator running 8 — proof-first. His story (building this while living with a physical condition) is a real, unforgettable edge, handled authentically. Formalise the brand, lock the core promise, and name the signature method. Lead with arbitrage & co-hosting (lower capital, the most accessible path) while still supporting ownership, so the course fits everyone — pitched to the 30–50s as a side income you build around your job, no quitting unless you want to.

1.2

A full "brain" doc on you & the business

Everything about you and the business in one place — story, the 8-property journey, voice, offers, ladder, funnel, compliance — so any AI tool and I instantly sound like you. Built around where you're going, kept updated as things change.

1.3

Master content & proof library — your "visual brain"

One organised, tagged library of all your footage and proof, so the exact clip is grabbable in seconds. Capture the proof now — earnings screenshots, occupancy, reviews. The single source the ads, VSL, content and course all pull from.

1.4

The backend — your whole business in one system

Not just a dashboard — the operating system the entire business runs inside. Command centre, leads & attribution, the full $10k sales pipeline, retain & grow (MRR, email/SMS, referrals), and content & intel. The spine the whole machine plugs into.

1.5

The business plumbing

The unglamorous setup that has to exist before money moves — done once, properly. Payments that won't get frozen, a $10k client agreement, course refund policy, terms and disclaimers, business entity and bookkeeping — all wired into the dashboard, nothing tracked in someone's head.

02

Part Two

Build the Offers

The bit that doesn't exist yet. You build the course content; I handle hosting and tech, and we scope the $10k together.

2.1

The $3k course — built & hosted in-house

You create the modules from how you actually run your 8. I build the whole platform and community in-house — course player, logins, checkout, drip, mobile — not rented off Skool or Kajabi. You own the lot, no platform fees, tied straight into the backend. Comes bundled with its own software tool.

2.2

The $10k done-with-you — scope & process

The high-ticket offer where you personally help source a property and turn it into a running Airbnb — your edge, almost no info-seller does the work with the client. Define market pick, sourcing, numbers, setup, design, listing, pricing, automation, launch. Repeatable, capped, priced — sets up DFY and equity models later.

2.3

The offer ladder + a free front-end

Free lead magnet → (maybe a low-ticket tripwire) → $3k course → $10k done-with-you. The course is the natural feeder — buyers who want it done for them climb to the $10k. A clear reason to take the next step at every rung.

2.4

Package the proof & case studies

Proof is the entire game — so we build the machine that manufactures it. Turn your 8 properties into hard case studies (numbers, photos, the story), and a system to capture every early client win the moment it happens. Real, specific proof to point ads, the VSL and sales calls at.

2.5

Land your first clients fast — a founding cohort

The $10k is just your time, so it can sell before the course is even finished. Pre-sell a small founding group at a launch price in exchange for being your first case studies. Their results become the proof the course launches on — cash and proof in the door early.

2.6

The included software — the course's unfair advantage

A top competitor bundles an all-in-one tool with their course; Kyle gets his own — branded to him, arguably better — included free: per-property P&L dashboard, a deal & lead pipeline, a contractor & supplier directory, tasks and furnishing checklists. It out-values every PDF-and-video competitor, unlocks the uncapped free tools, and doubles as a retention & ascension engine. (Customers' tool — separate from the backend in 1.4.)

2.7

The guarantee — take the risk off the table

The 90-Day Live Guarantee: get your first Airbnb cash-flowing within 90 days of finishing the program, or we keep working with you one-to-one, at no extra cost, until it is. We don't call it done until you're booked and earning — not just "listed." It reverses the risk, and a lighter version rides on the $3k course. It only promises what delivery can back — so the $10k capacity cap (Part 9) and a clear "follow the steps" requirement matter. Honoured, it becomes the best sales asset there is.

03

Part Three

Attract

Getting in front of the right people — the top of the funnel.

3.1

The Content Hub — pivot the content, never run dry

An ideas stream that never runs dry, an AI scanner pulling proven angles from top STR creators, one-click scripts in your voice, pre-made templates, and a ready-to-record queue. You batch a week at once, dump raw clips, and I get it all edited — raw in, finished posts out. An AI also reads your community for content ideas and hot prospects. Angled to pull in the 30–50 buyer.

3.2

The Meta ads machine

A system to pump out ad variations fast — AI edits ~90%, you just add voiceover and a few clips. Tracking wired to chase actual buyers, not just free opt-ins; the AI editor loaded with your story and proof; every ad through an income-claim compliance check; targeted at the 30–50 demographic with capital.

3.3

YouTube + SEO — own the long game

Property buyers research before they buy — long-form and search is where they decide. "How I built 8 Airbnbs," property tours, real deal breakdowns. I bring the ideas and write the full scripts; you only record. Your real proof outranks the gurus and owns your name in Google and AI answers.

3.4

Other channels

Spread the same content wider for free. Short-form everywhere — Reels, TikTok, Shorts — cross-posted. A free monthly live / Q&A as a trust play. Borrow other audiences early with collabs and JV launches for fast reach from scratch.

3.5

Turn one piece of content into ten

Your time is the bottleneck — so every minute filming goes as far as it can. One long-form video becomes shorts, posts, emails and a newsletter, cut and repurposed for you. You record once; the team turns it into a week of content across every platform. Maximum reach per minute of your time.

04

Part Four

Capture

Turning that attention into actual leads.

4.1

The free bundle — guides + interactive tools

More than a PDF. Free guides plus interactive tools I build in-house — a revenue/deal calculator, title & description generators, a market checker. Each gates its result behind an email and ranks in Google. Freemium by design — full access comes with the $3k course, so the tools pull people up the ladder. Bonus: affiliate deals with the best host tools.

4.2

The full funnel — landing pages, VSL & sales pages

The entire marketing funnel end to end — opt-in, course sales page, $10k application page, checkout and thank-you pages, all built and connected. A purpose-built VSL (Kyle to-camera, property b-roll, proof) — the single biggest lift on conversions — hosted with watch-time tracking feeding the backend.

4.3

Know exactly where every lead comes from

Track which actual piece of content brings in money — not just views. Full UTM tracking and our own link-in-bio (replaces Linktree). Bookings, revenue and clicks per individual video or post, split by lead quality — course-curious vs $10k-ready.

4.4

Turn your followers into a list you own

You don't own your social audience — a platform change can wipe it overnight. Push existing followers to the free lead magnet to get them onto an owned list, with a reason to join now (starter kit, challenge, or live). From there they're yours to nurture and sell to, whatever the algorithm does.

05

Part Five

Nurture

Building trust with the whole list, automatically.

5.1

Our own email + SMS system

Built into the site instead of a clunky rented tool — working the list from the first lead. Email for nurture and broadcasts; SMS for call and launch reminders. Every stat on the dashboard — opens, clicks, unsubscribes — with reliable sending and unsubscribe handling to stay out of spam.

5.2

The automated email journeys

Set-and-forget journeys that kick off by lead type and build trust in the background. Separate tracks for free-guide leads, course buyers, $10k applicants and no-shows. A last-chance journey for call no-shows, and auto-flags for hot prospects who keep opening and clicking.

06

Part Six

Convert

Turning leads into customers — where the money's made.

6.1

One funnel — apply, qualify, book, close

Both offers sell through a single application funnel. Interested → a long qualifying form → book a call → a setter qualifies → a closer routes them into the $3k or the $10k based on fit and budget. Nobody leaves empty-handed. Every lead tiered in the backend — $10k-ready, $3k-fit, or not a fit. (Hot buyers can also checkout the course directly.)

6.2

The call engine & pre-call

Everything that gets a booked call to show up warm and close — for both tiers. A dedicated selling video for each offer, pre-call warm-up (reply-to-confirm, reminders, proof up front) to lift show-up rate, short payment plans (deposit, card on file, 2–3 splits), and Kyle closing at first because he's the proof.

6.3

Pre-handle objections on the apply page

Answer the objections before the call so people turn up warm, pre-sold and less on-guard. An FAQ pre-framing the big ones — price, time, "does it work in my market," risk, "is property even still worth it" — built from the real objections your audience raises, in their words, plus a "how the call goes" breakdown that kills the fear of a hard pitch.

6.4

Sales calls now, a sales team soon

You take the calls at first — you're the proof, and it's how we learn exactly what closes. We record them and log every objection, and those real calls become the script, the training and the playbook. Then I recruit, train and run setters and closers — per-rep tracking, commission and payment-plan tracking — so calls come fully off your plate.

07

Part Seven

Deliver, Retain & Amplify

Keeping clients, and turning them into proof and word-of-mouth.

7.1

Onboarding & a fast first win

Completion drives results, results drive proof. Structured onboarding to a concrete first step in week one, an engineered fast early win, and community accountability — so delivery is engineered, not left to chance. The payoff: fewer refunds and a steady stream of proof.

7.2

The results flywheel

Real clients posting real results is the most believable marketing there is — so we engineer it. Document client journeys, capture every win as a case study, and reward members for posting their journey. More proof → more sales → more proof.

7.3

Referrals & affiliates

Your happy clients and audience are the cheapest leads you'll ever get. A referral incentive for clients and audience, plus an affiliate program for course buyers.

08

Part Eight

The Team We Build Around You

A build-up, not a day-one hiring spree. We never take on staff before the revenue justifies it — early on it's me plus automation doing the lot. The rough order: automation first, then a VA, then DM/community help, then setters, then closers — each step funded by the revenue before it.

8.1

A VA / ops right hand

The admin, the chasing, the day-to-day — handled, so it never lands on you. Inbox, scheduling, uploads, small fixes. Recruited and managed by me; you never manage them directly. Usually the first hire, only once the admin load is real.

8.2

DM & inbound management

An info page gets flooded with "how do I start" DMs — each one a warm lead. Automations catch the common questions from day one, with a person added only once inbound outgrows what automation can handle.

8.3

Community & customer support

The course and free community need someone present — engaged members finish, get results and become proof. Early on, automation and I keep it ticking; a dedicated person comes on only once member numbers make it a real job.

8.4

The sales team

The clearest build-up of all: you close first, then we add one setter, then a closer, then grow the team — only as call volume grows. No team before there are calls to feed it.

09

Part Nine

A Few Things to Keep in Mind

Principles that sit behind all of it.

9.1

Proof is the edge — lean into it

The market is sick of fake gurus. You're a real operator — make that impossible to miss. Real numbers, real properties, real day-to-day everywhere. More teaching mixed with the lifestyle is a deliberate trust play, as is the free monthly live.

9.2

Stay out of trouble (compliance)

Income claims and property advice are watched closely. No income guarantees — only your own results, with clear disclaimers. Teach business operations, not financial advice. Check each model's legality per market — arbitrage rules, local STR regulations, licensing — and watch Meta's income-claim ad policies on every campaign.

9.3

Protect your time & reputation

The $10k is hands-on and your name is on it — so delivery never slips. Cap $10k capacity, don't sell faster than you can deliver well early on, and build the systems so the business doesn't depend on you for everything.

Competition & Inspiration

The white space is wide open

A read on 19 players in the space — where they're strong, where they're weak, and exactly where Kyle wins.

The crowded centre — what almost everyone does

Model

No-ownership entry dominates — ~12 of 19 lead with arbitrage and/or co-hosting. Arbitrage is the most common and the most regulation, landlord and liability-exposed.

Audience

Nearly everyone chases the same 9–5 professional wanting passive side income; the field is heavily US-centric.

Funnel

Near-identical: free content → webinar or "strategy call" → application → gated high-ticket. 14 of 19 don't publish their flagship price.

Guarantee & Proof

Guarantees mostly weak or absent — a genuine money-back is rare. Proof is self-hosted testimonials, thin independent reviews, and several carry real trust damage.

The white space — where the gap is

Geography

Australia is wide open. Only two players own AU, and both are small and thinly-proven.

Lower-risk model

An AU ownership/co-hosting path with no lease liability is barely served; the incumbents lead with the riskiest model.

Transparent pricing

Almost unoccupied at the high-ticket tier. Publishing a fixed price instantly differentiates and counters "salesy call" fatigue.

A real guarantee

A genuine results / money-back guarantee is rare across the whole field.

"We source the property"

Done-with-you sourcing is under-served and almost entirely US. No credible AU player offers "we find and secure it for you."

Reach

The most credible educators have weak YouTube; the big-audience players are the least trustworthy. Credibility and reach rarely coexist.

The read on them — angle & where they're weak

Brand Model & angle Where they're weak → the gap

The Open Intersection

Where Kyle wins

The research validates the plan. The open intersection — AU + real operator + done-with-you we-source + transparent price + real guarantee + strong free content — is exactly what we're building.

A real operator (8 properties), not a guru — counters the trust damage across the field.
The $10k done-with-you where Kyle helps source — the under-served, almost-entirely-US model, localised to AU.
Transparent $3k / $10k pricing — instantly differentiates from the 14/19 who hide their price.
The 90-Day Live guarantee — a real results guarantee almost none of them offer.
"Side income, keep your job" for 30–50 professionals — the persona the field chases but few credibly serve in AU.
Strong free YouTube + the free tools — fixes the reach gap every credible AU player has.

Honest flags: lean co-hosting / lower-risk ownership over pure arbitrage (the most regulation-exposed model). And watch the risks — AU is a smaller market, "we-source-the-property" is operationally heavy and hard to scale, and ownership needs buyers with capital. Validate appetite before over-investing in $10k fulfilment.

My Work & The Deal

Three ways to work together

The more I build and run — and the more risk I carry — the more I'm paid on upside instead of a flat fee. Pick what fits how hands-on you want to be — the bigger the deal, the more comes off your plate.

Option 1 · Lightest

Advisory + key builds

$2,000 / month

Flat. No revenue share.

  • What I do: strategy, direction and building the specific high-value pieces you want (e.g. the funnel or the backend) — a guide and a builder on call.
  • What you do: run and operate the business yourself — content, ops, sales, the day-to-day.
  • Best if: you want to own most of the work and just want my brain and build skills on the key bits.
Recommended

Option 3 · Full partner

Done-for-you

30% of course (the $3k) rev

15% of done-with-you (the $10k) rev

No retainer, no upfront.

  • What I do: build AND run everything — software, funnel, content engine, ads, email/SMS, the sales team and day-to-day ops.
  • What you do: just be the face, record the course, and deliver your $10k clients. Your plate stays clear.
  • Best if: you want it fully off your plate and a partner fully on the hook — the biggest upside for both of us at scale.

Option 2 · Middle

Done-with-you

$5,000 / mo + 10%

Monthly + 10% of gross revenue.

  • What I do: build the core machine (software, course platform, funnel, systems), set up content, ads and sales, then keep optimising.
  • What you do: run more of the day-to-day with me — you or your hires operate content, community and ops.
  • Best if: you want the machine built properly and a partner alongside you, but you'll carry more of the running.

How they compare: Option 2 is the steadier bet early on; Option 3 backs the upside as the business grows. My honest recommendation is Option 3 — the only one where I'm fully aligned with you and driven to make the whole thing as big as possible.

Option 3 in Full

The full done-for-you scope

Everything that isn't you being the face or delivering your $10k clients — built and run by me.

The software — your backend command centre and the bundled customer tool, built from scratch.

The in-house course platform, the community and the free tools.

The full marketing funnel — landing pages, VSL, sales and application pages.

The content engine — ideas, scripts, editing and repurposing across short-form and YouTube.

Traffic — the Meta ads machine and SEO.

Email + SMS, the automated journeys and all the tracking.

The sales system — recruiting, training and running the setter/closer team as it scales.

The whole thing operated day to day, so your plate stays clear for content and your $10k clients.

Options 1 and 2 are a subset of this — at Option 2 I build most of it but you run more; at Option 1 I advise and build only the pieces you pick.

Clean Split

What the business covers — in every option

So my share stays clean, a few running costs sit on the business side, not mine. Everything I build is included in my work — these are just the ongoing running costs that naturally sit with the business.

Tools, software and platform costs

Setter and closer commissions — paid out of sales

Ad spend and any team wages as we scale

How We Start

One simple first step

The first move is you recording the $3k course — the one piece only you can make, and everything I build wraps around it. The moment it's recorded, I roll straight into building the machine. We both start with real momentum and a bit of skin in the game. From there, it's all me.

Same goal, aligned incentives, a clear first step. Let's build it.
